The scope of the Attic inspection is an examination and analysis of visible attic space areas and accessible building materials:

  • Roof & Ceiling Framing Material & Condition- Trusses/ Rafters

In areas that can be visibly observed:

  • Evidence of Mold growth

The scope of the Property Grounds inspection is an examination and analysis of the following:

  • Utility Service Entrance(s)

 

Exterior Construction

The scope of the Exterior Grounds inspection is an examination and analysis of the permanently installed exterior structures on the property, as well as the exterior components of the main building. Items such as:

  • Decks, porches & balconies 

  • Windows, trim & caulking

  • Building material condition

  • Structural damage

 
 

Electrical System

The scope of the Electrical System inspection is an examination and analysis of:

  • Electrical utility service to the house

  • Main service panel

  • Electrical distribution system

  • Permanently installed fixtures, switches & outlets 

  • - Ground Fault (GFCI) outlets are required by modern residential building code. GFCI outlets protect users from electric shock in kitchens, bathrooms, garages, exterior outlets, and any potentially wet location. 

  • - Arc Fault (AFCI) circuits are required by modern residential building code. AFCI breakers protect bedrooms from fires resulting from arcing electrical current. 

Heating &

Cooling Systems

The scope of the Heating, Ventilation, and Cooling Systems inspection is an examination and analysis of the building heating and cooling equipment and distribution. The HVAC systems are inspected for basic safe operation only from a visual standpoint. The inspector is not equipped to disassemble and analyze in detail HVAC interior components. In condominiums and other buildings where elements of the system are located on the roof or elsewhere in the building, the inspection is limited to the components of the system inside the unit only. 

 

Plumbing System

The scope of the Plumbing System inspection is an examination and analysis of:

  • Water utility and gas utility service to the house

  • Water distribution and drainage systems

  • Hot water system, and sump pump systems

 

Basement / Crawlspace

The scope of the Basement inspection is an examination and analysis of the:

  • Building foundation walls from the interior

  • Condition of the basement space floors, walls and ceiling surfaces 

  • Interior windows and doors, stairways 

  • Drainage systems. 

The scope of the Crawl Space inspection is an examination and analysis of the:

  • Building foundation walls from the interior

  • Condition of the crawl space interior 

  • Building floor framing systems

  • Ventilation and insulation systems 

Other defects (IF VISIBLE) can be analyzed and reported:

  • Structure damage

  • Mold

  • Water stains

  • Improper wiring

  • Disconnected ducting or venting

  • Disconnected or broken pipes

  • Framing deficiencies

 

Kitchens

The scope of the Kitchen inspection is an examination and analysis of the:

  • Cabinets

  • Countertops

  • Flooring

  • Plumbing and electrical fixtures 

  • Fixture caulking & sealing

  • Appliances are tested for basic function and not performance or efficiency

  • GFCI Outlet installation & function

 

Baths &

Laundry Rooms

The scope of the Bathroom inspection is an examination and analysis of the:

  • Cabinets

  • Countertops 

  • Flooring

  • Plumbing and electrical fixtures 

  • Fixture caulking & sealing
